The Role of an Agent/Broker

Acquisitions

In acquisitions, brokers help investors find and purchase commercial properties. The process begins with a detailed discussion between the agent/broker and the investor about the desired property characteristics. Using their local market knowledge, agents/brokers identify suitable properties, both on-market and off-market. They then assist in negotiating contracts and managing the due diligence and closing processes.

Dispositions

When property owners decide to sell, they hire agents/brokers to represent them. After selecting an agent/broker, the agent creates an Offering Memo and markets the property to potential buyers. They negotiate the sales contract and coordinate with the buyer’s broker to ensure a smooth closing process.

Commercial Leasing

Agent/Brokers also handle leasing transactions, representing either landlords or tenants. Landlords, find tenants for vacant spaces and negotiate lease terms. For tenants, brokers locate spaces that meet specific requirements and negotiate favorable lease terms.

Financial Analysis

Agent/Brokers conduct extensive financial analyses for various transactions. They create Offering Memos, including operating proformas that project income and expenses, critical for purchase decisions. This involves analyzing market conditions, rent rolls, and operating statements, requiring brokers to be skilled in commercial real estate valuation.

Part of the Offering Memo includes a detailed demographic and regional analysis, covering market population, growth rates, major industries, and more. This information aids investment decision-making and is a vital service provided by brokers, tailored to the specifics of each transaction.
